Layered Bengaluru living-room interior with fluted veneer wall, brass accents and a natural-linen sofa — Flamingo Lifestyles cost guide 2026

Short answer: a full home interior in Bengaluru in 2026 typically lands between ₹5.5–8 lakh for a compact 2BHK at standard finish, ₹9–16 lakh for a 3BHK, and ₹22 lakh upwards for a villa or independent house. The three variables that move a quote most are the finish tier — economy, standard, or signature — the ratio of custom-built joinery to off-the-shelf pieces, and the material spec. Italian marble and French beech roughly double the number that basic laminate and MDF give you.

What drives the price of a Bangalore interior in 2026?

Every Bengaluru interior quote is a sum of six things — carpentry and joinery, furniture, furnishing, false ceiling and lighting, wall finishes, and site management. Where studios differ is how those six lines are priced and what quality of material sits under each figure. A ₹6 lakh 2BHK quote and a ₹14 lakh 2BHK quote can describe the exact same rooms; the difference is entirely in the material, the workmanship, and the site-management overhead that goes into holding the whole build together.

Studios in the city currently price to one of three finish tiers. We spell them out in detail further down, but the short version is:

  • Economy — pre-lam MDF joinery, HDF wardrobes, PU-on-MDF finishes, basic profiles, off-the-shelf handles
  • Standard — plywood carcass with Italian veneer, hand-polished timber trims, mid-market fabrics, quality hardware
  • Signature — French beech and solid teak, Italian marble, hand-cast brass, curated fabric library, workshop-built joinery

Almost every Bengaluru studio quotes at one tier and delivers at that tier. Trouble starts when a studio quotes at Economy and specs the drawings at Standard — the client signs on the low number and pays the material top-up mid-build. We flag this often when reviewing competitor quotes for our own clients.

How much does a 2BHK interior cost in Bangalore?

A typical Bengaluru 2BHK — Whitefield, Sarjapur Road, Electronic City, HSR Layout, Marathahalli — runs 850 to 1,150 sq ft carpet area. Full home interiors from a workshop-backed studio in 2026 sit in these bands:

  • Economy tier — ₹4.5 to ₹6 lakh · lam MDF joinery, laminate wardrobes, basic false ceiling, off-the-shelf soft furnishing
  • Standard tier — ₹5.5 to ₹8 lakh · plywood carcass with Italian veneer, hand-polished timber trims, mid-fabric drapes, LED cove lighting
  • Signature tier — ₹8 to ₹14 lakh · workshop-built joinery in French beech and teak, curated fabrics, Italian marble accents

These ranges cover the fitted work — wardrobes, TV unit, kitchen tall units, false ceiling, painting, electrical rework, and basic soft furnishing. Freestanding sofas, dining tables, beds and mattresses are usually quoted separately or bundled at a headline discount. For a full-brief 2BHK where the client wants everything picked out and installed on move-in day, we typically see a total spend of ₹7 to ₹11 lakh at Standard and ₹12 to ₹18 lakh at Signature.

If you're comparing a modular-kitchen retailer's quote to a full-service studio's quote, the two numbers rarely mean the same thing. A retailer prices the kitchen and wardrobes; the studio prices the whole home experience — which includes design fees, site management, colour and material coordination, project delivery, and warranty. The retailer's headline number will always look smaller. Whether that's a fair comparison depends on how much work you're prepared to project-manage yourself.

How much does a 3BHK interior cost in Bangalore?

3BHKs in Bengaluru run 1,150 to 1,650 sq ft in the newer builder floors and 1,700 to 2,100 sq ft in older independent apartments. The extra room, the extra bath, and the fact that most 3BHK owners have older kids and a study or a puja room push the scope up.

  • Economy tier — ₹7 to ₹10 lakh
  • Standard tier — ₹9 to ₹16 lakh
  • Signature tier — ₹15 to ₹28 lakh

Above the fitted-work numbers, expect another ₹3 to ₹8 lakh for freestanding furniture, ₹40k to ₹1.5 lakh for the appliance package if you're specifying built-in ovens or a built-in chimney, and ₹1 to ₹3 lakh for lighting fixtures if the design leans on decorative pendants or chandeliers. Turnkey 3BHK spends at the Signature tier — everything picked, built and installed — routinely cross ₹35 lakh.

The single biggest cost swing in a 3BHK is the number of wardrobes. Three bedrooms, three utility zones, maybe a walk-in in the master — the wardrobe line alone can carry a third of the joinery bill. If your budget is under pressure, this is the line to interrogate first: 4-door wardrobes at Signature spec cost roughly triple what a 3-door at Standard costs, for the same storage volume.

How much does a villa interior cost in Bangalore?

Villa work in Bengaluru — the newer developments off Sarjapur, Whitefield, Hennur Road, and Yelahanka, plus older independent houses in the central and eastern parts of the city — is where studios earn their fee. A villa is not a bigger apartment. The staircase, the double-height living volume, the garden interface, the outdoor kitchen or barbecue court, the number of bathrooms, the pooja and multi-purpose rooms, and the higher expectation on stone and joinery all push the number well above what a similarly-sized apartment would cost.

  • Compact villa (2,500–3,500 sq ft) — ₹22 to ₹45 lakh at Standard; ₹45 to ₹85 lakh at Signature
  • Mid villa (3,500–5,500 sq ft) — ₹40 to ₹75 lakh at Standard; ₹80 lakh to ₹1.4 crore at Signature
  • Large villa / farmhouse (5,500+ sq ft) — ₹75 lakh to ₹2 crore, brief-dependent

Villa turnkey — where the studio also delivers structural changes, plumbing rework, marble and stone, imported joinery hardware, custom kitchen, and full soft furnishing — is typically 30–40% higher than the equivalent apartment spec at the same tier. That's not markup; it's genuinely more work. Our Atelier Network partners have built villas across Bengaluru, Tirupati, Nellore and Hyderabad at every one of these bands.

What does the finish tier actually change?

The three tiers sound cosmetic; they're structural. What actually changes at each tier is what the joinery is made of, how it's fastened, and how long it will last in Bengaluru's climate.

  • Economy — pre-laminated MDF carcass, hot-melt edge banding, hydraulic hinges from unbranded suppliers, painted-over shutters. Lifespan: 5-7 years before visible fatigue.
  • Standard — 18mm plywood carcass with Italian veneer, soft-close hinges from Hettich or Häfele, Duco or PU finish on shutters. Lifespan: 12-15 years.
  • Signature — solid timber frames with plywood infill, French beech or Burmese teak veneers, hand-cast brass or German hardware, hand-rubbed satin polish. Lifespan: 25-30+ years, and the pieces develop patina rather than fatigue.

The lifespan matters. If you're going to live in the home for a decade, the amortised annual cost of Signature ends up close to Standard because you're not replacing anything mid-way. If you're planning to sell in three years, Economy is the honest choice — but be candid with yourself about that decision at brief stage.

We've covered material choice at length in our earlier guide to materials that age well in Bengaluru's climate — read that alongside this cost piece before signing a quote.

What's usually excluded from the headline quote?

Every Bengaluru studio has its own conventions on what sits inside the quoted number versus what gets billed on top. The lines most often left out:

  • GST at 18% — this is a big one; a ₹10 lakh quote becomes ₹11.8 lakh with tax
  • Appliances and white goods — hob, chimney, oven, microwave, dishwasher, refrigerator
  • Sanitary and CP fittings — the toilet, taps, showers, floor drains are often client-supplied
  • Statutory clearances and society charges — refundable deposits, MoM fees, hoarding permissions
  • Structural work — wall demolition, plumbing rework, electrical mains upgrade
  • Artwork, plants and decor accents — the styling layer is almost never in the base quote
  • Freight and lift charges — for high-floor apartments this can add ₹15k–₹40k

Ask for the exclusion list in writing before you sign. A good studio will give it to you without being asked; a studio that resists the question is often the one that surprises you later.

How Bangalore payment schedules usually work

The industry standard in Bengaluru is a milestone-linked payment schedule. Typical splits look like this:

  • 10% at design-brief sign-off — locks the scope, the studio starts detailed drawings
  • 40% at material dispatch — the joinery and finishes are ordered and the workshop begins fabrication
  • 30% at site delivery — pieces arrive, install begins, first fit-out visible
  • 15% at snagging — punch list closed, final walk-through booked
  • 5% at handover — the last button click, retention released

Beware any studio asking for more than 50% up front. A workshop-backed studio has genuine cash needs for material — but 40% covers most of that in one hit. Anything above that is either poor cash-flow hygiene or a red flag. We describe the payment structure and the reason behind each milestone on our services page.

How to read a Bangalore interior quote

A good quote is a document, not a headline. When comparing two studios, look past the total and check whether each of these lines is spelled out separately:

  • Room-by-room joinery quantum in running feet, with the material spec against each line
  • Wardrobe count with door spec (2-door, 3-door, 4-door), shutter finish, and internal accessory list
  • Kitchen layout in running feet with countertop material, backsplash spec, tall-unit count, drawer count
  • False-ceiling area in sq ft, with cove type and lighting count
  • Painting scope in sq ft, with the paint brand and finish (satin, matte, Duco)
  • Fabric and drape allowance per window, with fabric grade and lining spec
  • Site-management fee, design fee, and project-management fee stated separately
  • GST line, exclusion list, and payment schedule

If any of these are lumped into a single lumpsum, ask for the itemisation. Any studio that stands behind its work will provide it. Compare like-with-like on line items; never compare on totals alone.

Frequently asked questions

How much should I budget for a 2BHK interior in Bengaluru?

For a full-home Standard-tier interior on a 900–1,050 sq ft 2BHK — including fitted joinery, false ceiling, painting, and mid-range soft furnishing — plan for ₹7 to ₹11 lakh all-in. That figure includes GST but excludes freestanding furniture, appliances, and CP fittings. If you're specifying Italian marble accents or workshop-built joinery, add 40–60% on top.

Is turnkey cheaper or more expensive than piecemeal?

Turnkey usually finishes 10–15% cheaper for the same brief because the studio buys material at scale and the site labour doesn't sit idle between trades. It's also faster by four to six weeks on a typical 2BHK. Piecemeal wins only when you have specific pieces you want to source yourself — a signature dining table, an heirloom bed — and can hold the timeline together across multiple vendors. For most Bengaluru families, turnkey is the honest choice.

Does the price include GST?

By default, no. GST at 18% is applied on top of the quoted number for interior services and works contracts in India. Always ask whether the headline figure is inclusive or exclusive — a 2BHK quote of ₹8 lakh becomes ₹9.44 lakh with GST added.

Are Bangalore designers open to phased budgets?

Yes, and phased delivery is common — kitchen and living first, bedrooms and study in phase two, six to nine months later. The design fee is paid up front for the whole home so the material palette stays consistent across phases. Phased pricing usually adds 8–12% to the total versus doing everything in one build, because of re-mobilisation and site setup.

What's a fair advance for an interior project?

10% at brief sign-off is standard for studios with an established workshop. If the studio is asking for 25% or more up front before drawings are approved, it's usually a cash-flow signal rather than an industry norm. The material advance — typically 30–40% — comes at material dispatch, not before.

How long does a full home interior take in Bangalore?

A 2BHK at Standard tier — from brief sign-off to handover — takes 10 to 14 weeks. A 3BHK runs 14 to 18 weeks. A villa at Signature tier is a 20-to-32-week project. The variable that stretches every timeline is client sign-off — the design and material approvals sit on the client's desk for two to four weeks in most projects. A studio that hits its dates does so partly by getting sign-offs on time.
