Timber and plywood

For frames and carcass work, our tier bands are:

  • Entry: BWR-grade 18mm plywood for carcass, local sheesham or mango wood for solid-wood parts (₹180–₹260 per sq ft of material cost)
  • Mid-market: Marine-grade plywood or MDF-faced ply, Burmese teak or French beech for solid-wood parts (₹340–₹520 per sq ft)
  • Signature: Imported European beech, American walnut, Italian walnut-faced plywood (₹620–₹1,100 per sq ft)

The jump from entry to mid-market timber adds roughly ₹8,000–₹18,000 to a sofa price. The jump from mid-market to signature adds another ₹22,000–₹60,000. The reason the premium is worth it: good hardwood holds joinery under Bengaluru's humidity for decades, while cheaper plywood swells and loosens at the joints within five to eight years. Upholstery

Finishes

The visible surface quality. In increasing order of cost + lifespan: PU paint < lacquer < polyurethane finish < hand-rubbed polish < French polish. Signature-tier pieces get hand-rubbed or French-polished finishes that develop a satin glow over a decade — spray-paint finishes stay flat and dull from day one.

Labour

This is the invisible line item that separates workshops from factories. In our Cheemasandra workshop, a 3-seater sofa consumes roughly 90–140 hours of skilled labour across frame carpentry, upholstery, polish, QC. A factory-made sofa with CNC-cut parts and machine-glued joinery is 15–25 hours. The difference shows in the piece — hand-cut joinery sits tighter and lasts longer — but it's also roughly ₹22,000–₹45,000 of the final price difference between a workshop-made and a factory-made sofa at the same visible spec.

Custom furniture costs for 2BHK, 3BHK and villas

When clients ask what to budget for an entire home's custom furniture — not one piece at a time — the per-piece table doesn't give a clean answer. The per-home brackets below assume you're commissioning the anchor pieces custom (sofa, bed, dining, TV unit, wardrobes) and buying smaller items off-the-shelf. Full built-in work, lighting, and furnishing (drapes, rugs, cushions) sit on top of these numbers.

2BHK (900–1,200 sq ft) — anchor custom furniture

Living: 1 sofa + 1 accent chair + 1 coffee table + 1 TV unit. Dining: 4-seater table + chairs. Bedrooms: 2 beds + 2 wardrobes.

  • Entry custom: ₹4.5 L – ₹7.5 L
  • Mid-market custom: ₹8 L – ₹14 L

The cleanest way to think about it: showroom furniture optimises for shelf price, custom furniture optimises for fit + lifespan. The gap in list price is real; the gap in cost-per-year-of-use is usually smaller than people expect.

The practical read: showroom and mid-market custom land at roughly the same cost-per-year of use, because the showroom sofa gets replaced sooner. How to compare furniture quotations and avoid hidden charges

Three studios will quote the same brief at prices that look wildly different. Nine times out of ten the gap comes down to what's being left off the quotation. Here's the checklist we recommend clients work through before signing anywhere.

  • Timber species named — a quote saying “solid wood” means nothing. Sheesham, teak, beech, oak, walnut are five different price points and five different lifespans. Ask for species on every line item.
  • Plywood grade specified — commercial, BWR, BWP, and marine plywood are not interchangeable. Marine ply costs 1.8× BWR and is worth it for wardrobes exposed to Bengaluru humidity.
  • Fabric or leather code — a reputable quote lists the swatch code and metres consumed. “Premium fabric” isn't a specification.
  • Hardware brand — Hettich, Hafele, Blum, or generic? The generic hinge that looks identical in year 1 is a drawer that doesn't close in year 3.
  • Finish type — PU paint, melamine, lacquer, hand-rubbed polish, French polish are different jobs at different prices.
  • Transport, loading, and unloading — often quoted “extra”. Ask for the number upfront; it typically runs ₹1,500–₹8,000 per piece depending on distance and floor.
  • Installation — some wardrobes and TV units arrive flat-packed. Installation can add ₹3,000–₹12,000 if not included.
  • GST — 18% on furniture. Make sure the quote states ex-GST or inclusive. A quote comparison without this correction can be 18% misleading.
  • Warranty — ask for it in writing. Our standard is 12 months on workmanship, 5 years on frame joinery. Workshops that won't write that down are the ones you walk away from.
  • Payment schedule — a reasonable split is 50% advance / 30% on delivery / 20% after installation. A workshop asking 100% upfront or 90% advance is a flag.

If a quote comes in 30% below the competition, don't assume you've found a bargain — assume one of the above has been dropped from the spec. Nine times out of ten, that's exactly what happened.

French beech, Burmese teak, and solid walnut hold up best in Bengaluru's humidity if kiln-dried properly. For upholstery, natural fibres (linen, hand-loom cotton, art-leather, top-grain leather) outperform synthetics because they breathe through the monsoon. Do custom pieces come with a warranty?

Reputable Bengaluru workshops offer 12 to 24 months on workmanship (upholstery, polish, hardware) and 5 to 10 years on frame joinery. Flamingo's standard is 12 months on workmanship and 5 years on frame joinery, with an optional 10-year AMC that bundles annual polish refresh + hardware tune-up. Ask for the warranty terms in writing before signing — verbal warranties in this trade are not worth much.

Can I visit the workshop before ordering?

You should, and any good Bengaluru studio will encourage it. Our Cheemasandra workshop runs tours by appointment — you can see raw timber, in-progress joinery, the polish line, and a sample library of fabrics and leathers. A workshop visit tells you more about a studio's standards in 20 minutes than three pages of marketing can. If a studio won't let you visit the workshop, that's a signal in itself.

What about delivery and installation?

Delivery to any pin code in Bengaluru runs ₹1,500 to ₹8,000 per piece depending on size and floor access. Installation is included for most Flamingo pieces (wardrobes, TV units, beds) but priced separately for bespoke built-ins. For deliveries outside Bengaluru, we quote on a per-city basis — a sofa to Chennai or Hyderabad typically adds ₹6,000–₹14,000, Mumbai or Delhi ₹18,000–₹32,000. Is custom furniture worth the cost over branded alternatives?

It depends on the horizon. For pieces you plan to live with for 15+ years — a sofa, a dining table, a bed — mid-market custom pencils out at roughly the same cost per year of use as showroom branded, with better fit and much better repairability. For transient pieces (a bachelor-pad sofa, a child's bedroom set that will be refreshed in 4 years), showroom is the honest answer. For statement pieces where you want unique dimensions, imported materials, or exact matching to an interior palette — custom is the only serious option.
